K-RERA Portal Issues:
NAREDCO Urges Kerala Government to Intervene Urgently
Kochi,
Kerala | October 2026
The
National Real Estate Development Council (NAREDCO) has urged the Kerala
government to take immediate action to resolve technical issues affecting the
Kerala Real Estate Regulatory Authority (K-RERA) portal. According to the
organisation, the portal's unavailability has disrupted new real estate agent
registrations and the renewal of existing registrations, creating difficulties
for agents and brokers across the state.
On
October 15, 2026, NAREDCO representatives met K. M. Shaji, Minister for Local
Self-Government, in Thiruvananthapuram and submitted a memorandum seeking
urgent intervention. During the meeting, the delegation highlighted the
portal-related difficulties and their impact on the real estate sector. NAREDCO
representatives stated that the minister had assured them that efforts would be
made to address the issue.
Registration Delays Create Challenges for Real
Estate Agents
NAREDCO
has expressed concern that the non-functional K-RERA portal is causing
difficulties for hundreds of real estate agents and brokers in Kerala. The
inability to complete new registrations or renew existing ones is reportedly
affecting daily business operations and financial transactions.
Under the
Real Estate (Regulation and Development) Act, 2016, real estate agents involved
in facilitating transactions in projects covered by the Act are required to
register with the relevant regulatory authority. The current portal-related
difficulties have therefore raised concerns among industry professionals who
need to complete their registration or renewal procedures.
According
to NAREDCO, the delays are causing financial difficulties for real estate
professionals whose business activities depend on completing the required
regulatory formalities.
The
organisation also reported that more than 100 agent registration
applications and over 60 project registration applications were pending at
the time of its announcement.
NAREDCO Submits Five Key Demands
In its
memorandum to the minister, NAREDCO outlined five major requests aimed at resolving
the situation and reducing the difficulties faced by real estate professionals.
1.
Restore the K-RERA Portal at the Earliest
The
organisation has called for the portal to be made fully operational as soon as
possible so that new agent registrations and renewals can resume without
further delays.
2. Clear
Pending Registration Applications
NAREDCO
has requested the urgent review and processing of registration applications
that have remained pending because of the portal-related issues.
3.
Provide Interim Relief to Affected Agents
The
organisation has sought temporary relief for real estate agents experiencing
difficulties due to the disruption, while the registration process remains
affected.
4.
Communicate the Technical Issues Clearly
NAREDCO
has urged the authorities to provide a clear public explanation of the
technical problems affecting the portal, along with information on when normal
services are expected to resume.
5.
Introduce an Alternative Registration Mechanism
If the
portal cannot be restored immediately, the organisation has requested an
alternative arrangement to enable registration and renewal procedures to
continue until the technical issues are resolved.
How Could the K-RERA Portal Issues Affect Kerala's
Real Estate Market?
The
registration delays could create operational challenges for real estate agents,
brokers, promoters and developers who depend on timely regulatory approvals and
documentation.
For
agents, delays in obtaining or renewing registration may complicate their
ability to undertake activities that legally require registration. For
developers, pending project registration applications could affect project
compliance and related business timelines.
The
situation also highlights the importance of reliable digital infrastructure for
regulatory services. An accessible online portal, timely application processing
and clear communication from the authorities are important for maintaining
transparency and helping industry professionals meet their legal obligations.
Property
buyers and sellers should also be aware that RERA registration requirements
depend on the nature of the transaction and the project involved. They should
verify the applicable registration status and regulatory requirements before
proceeding with a property transaction.
What Happens Next?
NAREDCO
has called for urgent government intervention to restore the portal, clear
pending applications and provide an alternative mechanism if normal online
services cannot be resumed immediately.
The next
steps will depend on the authorities' response and the resolution of the
technical problems. Until an official update is issued, agents, brokers and
developers should monitor announcements from K-RERA and retain records of
submitted applications and renewal requests.
