Specifications:

Structure: Framed RCC structure with suitable RCC foundation. Building materials used are designed to compensate for earth quake as per standards.

Super Structure:  Brick work for living partition walls with cement plastered to finish.

Flooring:  Vitrified tile flooring for living room, dining room, staircase and lobby. Joint free ceramic tiles for rest of the rooms.

Wood Works: Teak wood used for front doors & shutters. Hard wood for internal doors, frames and for shutters of molded pressed door / flushed doors. All windows and ventilators shall be of good quality hard wood / aluminum with glazed sliding / Opening type with suitable fitting. All windows shall be provided with suitable M.S grills.

Electrical: All electrical lines are concealed conduit copper wiring with semi modular switch/socket/plugs provided.  All flats are provided with separate meters with necessary panel boards and fittings of the builders.  One earth leakage circuit breaker (ELCB) for each flat. Miniature Circuit Breakers (MCB) provided at the main distribution point in each flat. AC point in all master bedrooms.

Power Backup:  100% power back up in common areas and some emergency points in each apartments is provided.  If the owner wishes to avail 100% power up in each apartment a charge of 12000 per k.v.a[ min 1.5 k.v.a and 10 k.v.a] would be levied. This provision would be subject to confirmation at the time of booking itself.

Water Supply: All water lines provided in bathrooms are concealed hot / cold water pipelines. KWA / Corporation water connection shall be available wherever specified in drawing.  Water connection lines are provided for each flat, from the overhead water tanks for sufficient flow of water.  Heavy grade PVC pipes are used for cold water connections and CPVC pipes for hot water lines, wherever specifield. Water line pressure tested to avoid leakage.

General: Specific tank, soak pits and dispersion trenches will be provided as per requirement and suitable connection from each toilets and bathrooms and kitchen outlets. Rainwater harvesting facilities shall be provided as per statutory requirements.
